World's most expensive house up for sale

<p>A French chateau, once owned by a member of the Rothschild family and, later on, the King of Morocco, has gone up for sale with a £363 million (AU$699) price tag. </p> <p>Chateau d’Armainvilliers located at Seine-et-Marne, 48km east of the Eiffel Tower, is the world's most expensive home. </p> <p>Built upon the foundations of a 12th century castle, the sprawling mansion boasts 1,000 hectares of land, 100 rooms across 2,500 square metres of living space, a private lake, and plenty of sequoia trees - the largest trees in the world. </p> <p>Ignace Meuwissen, a self-acclaimed "real estate advisor to the global elite" described the property as a display of "opulence and grandeur".</p> <p>"It is the most expensive castle in France and perhaps in the world. The price of €425million is justified by the property itself but also by the 1,000 hectare land which offers numerous possibilities," he told Paris Match magazine. </p> <p>"An investor could build thousands of apartments there if he wanted."</p> <p>The chateau was first bought by the Rothschild banking empird in the late 19th century, before King Hassan II of Morocco bought it in the 1980s. </p> <p>He then made the chateau more fit for a king, adding a hammam spa, a beauty and hairdressing salon, and a fully-equipped medical and dental facility.</p> <p>The Moroccan King  also added a basement level, which has a network of tunnels, kitchens, cold rooms, storage spaces and staff quarters.</p> <p>The lucky owner will also find Moroccan mosaics and wall tiles decorating the home, and for any avid equestrians, the home also has a stable big enough for 50 horses. </p> <p>However, some luxury property agents have expressed their doubts on whether the property would sell with its nine-figure sum, with one saying it was an "unrealistic" price tag. </p> <p>"It doesn’t make sense, it’s absurd Properties of this type could sell for 20-25 million, or even 30 million if we really fall in love with them. I’m not even sure that Vaux-le-Vicomte (a Baroque French château), which has no marketing plans, would sell at this price," one agent told French real estate publication <em>Le Figaro Immobilier</em>.</p> <p>Others were unsure whether the changes made by the King in the 1980s would suit modern tastes. </p> <p><em>Images: Whisper Auctions</em></p>

If you squat in a vacant property, does the law give you the house for free? Well, sort of

<p><em><a href="https://theconversation.com/profiles/cathy-sherry-466">Cathy Sherry</a>, <a href="https://theconversation.com/institutions/macquarie-university-1174">Macquarie University</a></em></p> <p>Nothing excites law students like the idea of a free house. Or alternatively, enrages them. It depends on their politics. As a result, academics condemned to teaching property law find it hard to resist the “<a href="https://classic.austlii.edu.au/au/journals/MelbULawRw/2011/28.html">doctrine of adverse possession</a>”. The fact that a person can change the locks on someone else’s house, wait 12 years, and claim it as their own, makes students light up in a way that the Strata Schemes Management Act never will.</p> <p>The idea of “squatters’ rights” has received a lot of media attention recently amid the grim reality of the Australian housing market. It fuels commentators such as Jordan van den Berg, who <a href="https://www.instagram.com/purplepingers/">critiques bad landlords</a> on social media. Casting back to his days as a law student, <a href="https://www.sbs.com.au/news/the-feed/article/jordan-was-fed-up-with-australias-empty-houses-his-proposal-has-led-to-death-threats/stx6rv6fl">he’s promoting</a> the doctrine of adverse possession as a way of making use of vacant properties.</p> <p>As interesting as the doctrine is, it has little relevance in modern Australia. While it is necessary to limit the time someone has to bring legal proceedings to recover land – typically 12 or 15 years, depending on which state you’re in – most people don’t need that long to notice someone else is living in their house. If a family member is occupying a home that someone else has inherited or a tenant refuses to vacate at the end of a lease, owners tend to bring actions to recover their land pronto.</p> <p>So where did this doctrine come from, and what has it meant in practice?</p> <h2>Free house fetching millions</h2> <p>In unusual circumstances, people can lose track of their own land.</p> <p>Just before the second world war, Henry Downie moved out of his house in the Sydney suburb of Ashbury. Downie died a decade later, but his will was never administered. At the time of his death, a Mrs Grimes rented the house and did so for a further 50 years. Downie’s next of kin did not realise they had inherited the house or that they were Grimes’s landlord.</p> <p>Grimes died in 1998 and Bill Gertos, a property developer, saw the house was vacant. He changed the locks, did some repairs, then leased the house and paid the rates for the next 17 years. He then made an application under <a href="https://classic.austlii.edu.au/au/legis/nsw/consol_act/rpa1900178/s45d.html">NSW property laws</a> to become the registered proprietor. At this point, Downie’s next of kin became aware they may have been entitled to the property and disputed Gertos’s claim.</p> <p>The <a href="https://www8.austlii.edu.au/cgi-bin/viewdoc/au/cases/nsw/NSWSC/2018/1629.html">court held</a> Gertos had been “in possession” of the property since the late 1990s. The next of kin had a legal right to eject him, but they had failed to do so within the statutory time limit of 12 years. Gertos had the best claim to the house. He <a href="https://www.domain.com.au/6-malleny-street-ashbury-nsw-2193-2015821514">promptly sold it</a> for A$1.4 million.</p> <p>Outrageous as this may seem, the law encourages caring for land. If you fail to take responsibility for your land, and someone else does, you can lose it.</p> <h2>An old English tradition</h2> <p>Gertos’s jackpot was unusual, and adverse possession has always been more relevant in a country like England.</p> <p>First, for much of English history, many people did not have documentary title (deeds) to their land. People were illiterate, parchment was expensive, and documents could disappear in a puff of smoke in a house fire. The law often had to rely on people’s physical possession of land as proof of ownership.</p> <p>Second, as a result of feudalism, vast swathes of England were owned by the aristocracy. They and their 20th-century successors in title, often local councils, had a habit of forgetting they owned five suburbs in London.</p> <p>In the post second world war housing crisis, thousands of families, and later young people and students, <a href="https://www.bbc.co.uk/sounds/play/b017cfv4">squatted in vacant houses</a> owned by public and private landlords who lacked the means or motivation to maintain them.</p> <h2>A sign of the times</h2> <p>In contrast, in Australia, for most of our settler history, governments of all political persuasions actively prevented the emergence of a landed class.</p> <p>But now, courtesy of tax policies that <a href="https://www.quarterlyessay.com.au/essay/2023/11/the-great-divide">encourage investment</a> in residential real estate, we have a landlord class of Baby Boomer and Gen X investors. That has caused housing market stress as younger people cannot make the natural transition from being renters to homeowners. They are outbid by older, wealthier buyers whose tax benefits from negative gearing increase with every dollar they borrow to buy an investment property.</p> <p>Money flowing into the market then means that landlords’ greatest benefit is capital gain rather than income, and thanks to John Howard, investors pay <a href="https://theconversation.com/stranger-than-fiction-who-labors-capital-gains-tax-changes-will-really-hurt-109657">no tax</a> on half of that gain.</p> <p>Finally, an almost exclusive reliance by government on the <a href="https://australiainstitute.org.au/post/for-more-affordable-housing-we-need-more-public-housing/">private sector</a> to provide new homes – which it will only do if it is making a profit – has left many people in deep housing stress.</p> <p>While squatters in Australia are likely to find themselves swiftly subject to court orders for ejection, van den Berg’s rallying cry indicates just how inequitable the housing market has become. Property tycoon sentenced to death over $27 billion fraud

<p>A Vietnamese billionaire was sentenced to death on Thursday in one of the biggest corruption cases in history, an estimated $27 billion in damages - a figure equivalent to six percent of the country’s 2023 GDP. </p> <p>Truong My Lan, chair of major developer Van Thinh Phat, was found guilty of embezzlement, after looting from one of the country's biggest banks, Saigon Commercial Bank (SCB) for over a decade. </p> <p>“The defendant’s actions... eroded people’s trust in the leadership of the (Communist) Party and state,” the verdict read at the trial in Ho Chi Minh City. </p> <p>After a five-week trial, 85 others were also charged for their involvement in the fraud, with charges ranging from from bribery and abuse of power to appropriation and violations of banking law. </p> <p>Four were given life imprisonment, while others received jail terms ranging between 20 years and three years suspended. Lan's husband was Hong Kong billionaire Eric Chu Nap Kee, was sentenced to nine years in prison.</p> <p>Lan and the others were arrested as part of a national corruption crackdown.</p> <p>Lan was initially believed to have embezzled $12.5 billion, but on Thursday prosecutors have said that the total damages caused by the fraud now amounted to $27 billion. </p> <p>The property tycoon was convicted of taking out $44bn in loans from the bank, according to the <em>BBC</em>, with prosecutors saying that $27 billion of this may never be recovered. </p> <p>The court ordered Lan to to pay almost the entire damages sum in compensation. </p> <p>It is also <a href="https://www.bbc.com/news/world-asia-68778636" target="_blank" rel="noopener">reported</a> that she is one of very few women in Vietnam to be sentenced to death for a white collar crime. </p> <p>“In my desperation, I thought of death,” Lan said in her final remarks to the court, according to state media. </p> <p>“I am so angry that I was stupid enough to get involved in this very fierce business environment -- the banking sector -- which I have little knowledge of.”</p> <p>Police have identified around 42,000 victims of the scam, and many of them were unhappy with the verdict. </p> <p>One 67-year-old Hanoi resident told the AFP that she had hoped Lan would receive a life sentence so she could fully witness the devastating impact of her actions. </p> <p>“Many people worked hard to deposit money into the bank, but now she’s received the death sentence and that’s it for her,” they said. </p> <p>“She can’t see the suffering of the people.”</p> <p>The resident has so far been unable to retrieve the $120,000 she invested with SCB. </p> <p>Police have said that many of the victims are SCB bondholders, who cannot withdraw their money and have not received interest or principal payments since Lan’s arrest. </p> <p>Authorities have also reportedly seized over 1000 properties belonging to Lan. </p> <p><em>Image: Twitter</em></p> <p> </p>

"Out-of-touch" Project stars slammed over clash with renter advocate

<p>Social media users have slammed <em>The Project </em>hosts,  following their recent interview with a renter advocate who encourages Aussies struggling with the housing crisis to squat in empty homes. </p> <p>Jordan van den Berg,  founder of the S*** Rentals website shared a video over the weekend outside a rundown house in Chadstone, Melbourne, saying: “Are you sick of rich people hoarding empty houses during a housing crisis? I know I am." </p> <p>“Here’s how you can do something about it.” </p> <p>He then encouraged people to submit information on empty homes in their suburbs via a form on his website, which he plans to promote on his socials so those struggling to find a home could squat in them. </p> <p>“Fun fact – squatting in Australia is not necessarily illegal, which is the best type of legal, especially if the front door doesn’t actually lock," he said. </p> <p>On Monday, he appeared on The Project to talk about his controversial plans, and was grilled by the show's hosts. </p> <p>“I know we’re in a pretty serious housing crisis, but do you really think encouraging people to squat in private properties is the way to fix it?" asked co-host Sarah Harris. </p> <p> “Let me answer your question by asking you a question. Do you think it’s right we have thousands of vacant, abandoned homes while we have people living on the street?” van de Berg replied. </p> <p>Harris said she didn’t and asked whether the solving the housing crisis should be focused on policy instead.</p> <p>Later in the interview, panellist Steve Price casted his doubts on whether there actually were a lot of vacant homes, but van de Berg replied that he'd received over 300 submissions from Aussies about empty homes in their suburbs. </p> <p>van de Berg also said that desperate people are even squatting in abandoned properties, and added: “If someone needs a house, they can reach out to me and I’ll send them [details about] an empty home."</p> <p>Harris was shocked that people would “basically camp out in abandoned houses with no power" which van den Berg argued that “camping out inside” was likely better than sleeping on the streets or in a park.</p> <p>Co-host Waleed Aly then asked whether van de Berg  was encouraging people to break the law, but he pointed out that squatting – done properly – isn’t technically illegal.</p> <p>The interview has been slammed on social media, with Writer and comedian John Delmenico posting on X: “Watching the rich out-of-touch panel on the Project realise in real time that not everyone is rich is so bizarre.</p> <p>"Especially the part where Pingers has to explain that being in a house is safer than sleeping on the street. How do they host the news with no connection to reality?”</p> <p>Others agreed mocking the panellists’ shock that “shelter without electricity is better than no shelter with no electricity”.</p> <p>“She was laughing at the fact that ppl would camp out in abandoned houses with no power/water, until he put her in her place by reminding her they’re better off camping under shelter than outside. Mic drop moment," one wrote. </p> <p>“Homelessness exists … it’s quite a big problem actually," another added. </p> <p>However, a few others agreed with the <em>Project</em> hosts. </p> <p>“Encouraging people to squat, who does he think he is?" one wrote. </p> <p>“He thinks he’s doing a good thing, but he’s given absolutely no critical thought to the implications of encouraging people to take over ‘empty homes’," another added. </p> <p>Leo Patterson Ross, chief executive of the Tenants Union of NSW, said that van den Berg was “drawing attention to issues that government should be acting on”.</p> <p>“In the middle of a housing crisis with growing levels of homelessness, we should be looking to ensure homes are not left vacant,” Patterson Ross said.</p> <p>“If a person leaves a property unattended and empty for 12 years, then I think many of us would agree it seems fair that the community can reclaim usage to provide a home, whether that be individuals or government.”</p> <p><em>Image: The Project</em></p>

Princess of Wales and King Charles: one in two people develop cancer during their lives – the diseases and treatments explained

<p><em><a href="https://theconversation.com/profiles/gavin-metcalf-1340598">Gavin Metcalf</a>, <a href="https://theconversation.com/institutions/anglia-ruskin-university-1887">Anglia Ruskin University</a></em></p> <p>The Princess of Wales released a <a href="https://x.com/KensingtonRoyal/status/1771235267837321694?s=20">moving video message</a> on March 22 to address speculation about her health. In it, the future queen disclosed that she’d been <a href="https://www.bbc.co.uk/news/health-68641710">diagnosed with cancer</a> following tests conducted after she underwent major abdominal surgery at a clinic in London in January.</p> <p>Catherine explained that she was undergoing “preventative chemotherapy” – but emphasised that her surgery had been successful, and that she was “well” and “getting stronger every day”.</p> <p>The message was the <a href="https://www.theguardian.com/uk-news/2024/mar/22/princess-kate-cancer-royal-family-health-annus-horribilis">second announcement</a> of a royal family cancer diagnosis in recent weeks. On February 5, Buckingham Palace <a href="https://www.royal.uk/a-statement-from-buckingham-palace-5Feb24">published a statement</a> that King Charles III had been diagnosed with an undisclosed form of <a href="https://www.bbc.co.uk/news/uk-68208157">cancer, unrelated</a> to the treatment he had been receiving for an enlarged prostate.</p> <figure><iframe src="https://www.youtube.com/embed/3xzKooCaRXU?wmode=transparent&amp;start=0" width="440" height="260" frameborder="0" allowfullscreen="allowfullscreen"></iframe></figure> <p>The statement said that he had begun “regular treatments”. The king postponed all public-facing duties during his treatment, but <a href="https://www.bbc.co.uk/news/uk-68213383">reportedly continued</a> with his “constitutional role as head of state, including completing paperwork and holding private meetings”.</p> <p>Cancer is the <a href="https://www.who.int/news-room/fact-sheets/detail/cancer">leading cause of death</a> worldwide. <a href="https://www.nhs.uk/conditions/cancer/#:%7E:text=The%20cancerous%20cells%20can%20invade,of%20cancer%20during%20their%20lifetime.">One in two</a> people will develop some form of cancer in their lifetime – so the condition will affect almost every family. However, many cancers can be cured if, as appears to be the case with the king, the condition is <a href="https://www.bbc.co.uk/news/uk-68213383">detected early</a> and treated effectively.</p> <h2>What is cancer?</h2> <p>Our bodies are made up of more than 100 billion cells, and cancer typically starts with changes in a small group of cells – or even a single one.</p> <p>We have different cell types depending upon where in the body they are and the function that the cell has. The size, amount and function of each of these cells is normally tightly regulated by genes – groups of codes held within our DNA – that instruct cells how to grow and divide.</p> <p>However, changes (mutations) to DNA can alter the way cells grow and multiply – often forming a lump, or solid tumour. Cancers can also develop in blood cells, such as white blood cell cancer which is known as leukaemia. This type of cancer does not form solid tumours; instead, the cancer builds up in the blood or sometimes the marrow in the core of bones, where blood cells are produced.</p> <p>In all, there are <a href="https://www.cancerresearchuk.org/about-cancer/what-is-cancer/how-cancer-starts/types-of-cancer#:%7E:text=For%20example%2C%20nerves%20and%20muscles,of%20cell%20they%20start%20in.">more than 200</a> types of cancer, but all start with mutations in the DNA contained within each and every cell.</p> <h2>What exactly are mutations?</h2> <p>Think of your DNA as a big recipe book, and your genes as individual recipes for making different dishes. Mutations are smudges or missing words from this recipe that can result in key ingredients not being added into the mix.</p> <figure><iframe src="https://www.youtube.com/embed/8BJ8_5Gyhg8?wmode=transparent&amp;start=0" width="440" height="260" frameborder="0" allowfullscreen="allowfullscreen"></iframe></figure> <p>Regardless of the type of cancer or the cells from which it develops, mutations in our genes can result in a cell no longer understanding its instructions.</p> <p>These mutations can happen by chance when dividing, but can also be the result of lifestyle choices such as <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC6141049/">smoking</a>, <a href="https://www.ndph.ox.ac.uk/news/new-genetic-study-confirms-that-alcohol-is-a-direct-cause-of-cancer#:%7E:text=These%20mutations%20both%20disrupt%20the,aldehyde%20dehydrogenase%202%20(ALDH2).">drinking</a>, and <a href="https://www.cancer.gov/about-cancer/causes-prevention/risk/obesity/physical-activity-fact-sheet">inactivity</a>.</p> <p>Research has found that in order for a normal cell to turn into a cancerous cell, anywhere from <a href="https://www.sanger.ac.uk/news_item/1-10-mutations-are-needed-drive-cancer-scientists-find/">one to ten different mutations</a> are normally required.</p> <h2>How is cancer treated?</h2> <p>Treatment options for cancer depend on a variety of factors, including where your cancer is, how large it is, and whether it has spread to other parts of the body. The main treatments for cancer include surgery, chemotherapy, and radiotherapy.</p> <p>Chemotherapy uses drugs to target and kill cells that are rapidly dividing in our bodies. This approach is effective at targeting fast-growing cells in various cancers – but also has negative side effects. It also targets healthy cells that rapidly divide, such as hair and the cells lining our digestive system. This can lead to commonly reported <a href="https://www.nhs.uk/conditions/chemotherapy/side-effects/">side-effects</a> such as hair loss, nausea and diarrhoea.</p> <p><a href="https://www.cancerresearchuk.org/about-cancer/treatment/chemotherapy?gad_source=1&amp;gclid=Cj0KCQjw-_mvBhDwARIsAA-Q0Q6tyQxTuBzU7vVD7SHjQ5dF-fRdqnL7S74-k5LXyTqODydsrPfJVsoaAkgyEALw_wcB&amp;gclsrc=aw.ds">Chemotherapy</a> can be used both preventatively – as in the case of the princess – and therapeutically.</p> <figure><iframe src="https://www.youtube.com/embed/FkZn5u3MIiY?wmode=transparent&amp;start=0" width="440" height="260" frameborder="0" allowfullscreen="allowfullscreen"></iframe></figure> <p>Preventative chemotherapy, also known as <a href="https://www.cancer.gov/publications/dictionaries/cancer-terms/def/adjuvant-therapy">adjuvant chemotherapy</a>, is given after surgery or other primary treatments to eliminate any remaining cancer cells in the body. It aims to reduce the risk of the cancer returning (known as recurrence).</p> <p>Therapeutic chemotherapy is used as a treatment option for cancer that has spread or is well established, such as advanced-stage cancers.</p> <p><a href="https://www.cancerresearchuk.org/about-cancer/treatment/surgery/about">Surgery</a> involves the physical removal of cancerous tissues as well as nearby lymph nodes – small glands which act as filters in your body that cancers can spread through – to eliminate the tumour. Surgery is often used to remove localised cancers that haven’t spread throughout the body.</p> <p><a href="https://www.cancerresearchuk.org/about-cancer/treatment/radiotherapy">Radiotherapy</a> uses high-energy radiation beams that are able to target specific areas where tumour cells are located to destroy or shrink the tumour. Radiotherapy can be applied externally or internally.</p> <p>Chemotherapy, surgery, and radiotherapy are often combined in cancer treatment to improve outcomes for patients.</p> <p>Thanks to developments in cancer research over the last 50 years, survival rates have improved greatly – although the rate of improvement has <a href="https://news.cancerresearchuk.org/2024/02/02/world-cancer-day-2024/#:%7E:text=Improvements%20in%20cancer%20survival%20have%20slowed%20in%20recent%20years&amp;text=Survival%20increased%20three%20to%20five,consistently%20lags%20behind%20comparable%20countries.">slowed recently</a>. Cancer survival depends on various factors such as age – people under 40 have a <a href="https://www.cancer.gov/about-cancer/causes-prevention/risk/age">greater chance</a> of survival – overall health and fitness, as well as family history.</p> <h2>What you should do</h2> <p>Particular changes in your body or warning symptoms could indicate the presence of cancer. These include, but are not limited to:</p> <ul> <li>Unexplained weight loss;</li> <li>Fatigue that doesn’t improve with rest;</li> <li>Changes in bowel or bladder habits;</li> <li>Persistent cough or coughing up blood;</li> <li>Difficulty swallowing;</li> <li>Persistent pain;</li> <li>Noticing lumps, such as in a breast or testicle.</li> </ul> <p>The symptoms may not necessarily be the result of cancer. But it is important to get checked by a doctor if you notice anything out of the ordinary or have had persistent symptoms that don’t ease. Early detection and treatment can <a href="https://www.science.org/doi/full/10.1126/science.aay9040">significantly improve</a> outcomes for many types of cancer.<!-- Below is The Conversation's page counter tag. <p>The Scotsburn property where Samantha Murphy's <a href="https://www.oversixty.com.au/finance/legal/everything-we-know-about-samantha-murphy-s-accused-killer" target="_blank" rel="noopener">accused killer</a> allegedly hid in is up for sale with a $1million-plus price tag. </p> <p>Patrick Orren Stephenson was staying at the property when he arrested on March 6, after police stormed in with a search warrant. </p> <p>The 5.46 hectare property is located about 18km away from central Ballarat, where Stephenson was believed to have been partying the night before he was accused of murdering Murphy. </p> <p>Stephenson is believed to have been living between this property and another one located less than 100m away on Yendon No 2 Road with his girlfriend prior to his arrest. </p> <p><em>The Daily Mail </em>reported that a for sale sign was recently spotted at the property, which has four bedrooms and is advertised as featuring "a renovated galley-style kitchen, a generous lounge room with plenty of natural light, two living areas including a family/rumpus room for shared moments."</p> <p>"A school bus passing the front door adds to the convenience for families," the ad read. </p> <p>The property is also described as practically off-grid, with solar power and an underground bore water supply. </p> <p>It remains unknown how long Stephenson had lived at the home. </p> <p><em>Images: McGrath Ballarat/ InsideLook- Real Estate Media</em></p>

Major development in Madeleine McCann case

<p>In the ongoing investigation into the disappearance of Madeleine McCann, German police have descended upon a property in Braunschweig, Germany, in search of a key associate of Christian Brueckner, the prime suspect in the case.</p> <p>The urgency of the search stems from the belief that this individual may possess crucial information regarding the fate of the missing girl.</p> <p>The focus of this operation was a residence linked to a 56-year-old man identified only as Ralph H. According to reports from <a href="https://www.thesun.co.uk/news/26665050/hunt-madeleine-mccann-christian-b-pal/" target="_blank" rel="noopener"><em>The Sun</em></a>, Ralph H. is a long-time friend of Brueckner, suspected of being involved in criminal activities alongside him, including home robberies.</p> <p>The property, located just outside Braunschweig, was surrounded by armed officers – however, the operation hit a roadblock as police were unable to enter the premises due to the absence of a search warrant. </p> <p>The urgency surrounding Ralph H. is palpable, with authorities stressing the need to speak with him promptly. “We must find him to ask him about missing Madeleine McCann,” said a<span style="font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen, Ubuntu, Cantarell, 'Open Sans', 'Helvetica Neue', sans-serif;"> detective from Germany’s federal investigative agency, the Bundeskriminalamt (BKA). </span>“He’s not at home, he doesn’t answer the phone, he’s apparently disappeared.”</p> <p>Neighbours of Ralph H. corroborated reports of his absence: “They surrounded his home and shouted out his name but with no luck,” one said. “The officers later asked me if I had any idea where Ralph could be. It was about midday and I thought he was out working. But it turns out he hasn’t been seen for nearly a week now.” </p> <p>Meanwhile, Christian Brueckner, the main suspect in Madeleine McCann's disappearance, is embroiled in a separate legal battle. Currently facing trial for unrelated sexual offences, Brueckner's defence has maintained his silence, refusing to respond to the charges against him. Major development in search for Samantha Murphy

<p>Police are moving to a different search area around 5km away from where Samantha Murphy was last seen, after receiving new information from her mobile data. They now believe that “one or more parties” were involved in her disappearance. </p> <p>The Ballarat mum was last seen leaving her home at 7am on February 4 for her usual morning run. </p> <p>On Friday, detectives from the Missing Persons Squad will lead a targeted search of the Mount Clear area, which is adjacent to the Canadian State Forest where Murphy was known to frequent, as part of their investigation.</p> <p>The search will focus on an area “highlighted by intelligence derived from phone data”.</p> <p>Despite missing for almost three weeks now, police still insist that they did not believe Murphy;'s disappearance was “sinister”, but have now confirmed that she went missing under suspicious circumstances.</p> <p>“Police are treating her disappearance as suspicious due to the length of time she has been missing and given no trace of her has been found,” police said.</p> <p>Detective Acting Superintendent Mark Hatt said that while police are keeping an open mind about what happened to Murphy they have ruled out any type of medical incident as there was nothing to indicate that she left on her own accord. </p> <p>"We are keeping an open mind, but believe the most likely scenario is that her disappearance involves one or more parties," Detective Acting Superintendent Hatt said.</p> <p>“Since Samantha’s disappearance almost three weeks ago, a significant search and investigation has been undertaken in an effort to find her,” he added.</p> <p>“I know that a lot of people, particularly those who live in the local Ballarat community, are extremely concerned about the fact we haven’t yet located Samantha or who may be responsible for her disappearance.</p> <p>“I want to reassure those members of the public that Victoria Police is doing everything we can to find out what has happened and provide some answers to Samantha’s family and the broader community.”</p> <p>Investigators are currently reviewing about 12,000 hours of CCTV footage and following up on over 500 pieces of information. </p> <p>On Thursday, police announced that they have called in additional detectives from <a href="https://www.oversixty.com.au/lifestyle/family-pets/new-development-in-search-for-samantha-murphy" target="_blank" rel="noopener">specialist units</a> to help with the search.</p> <p>They are also asking residents in the Ballarat East and Mount Helen areas particularly around the Canadian Forest to check their CCTV footage for any relevant information. </p> <p>“I encourage anyone who does have information that could be relevant to this investigation — whether that’s a person or vehicle seen in the area on that day, something unusual such as a damaged vehicle or property — to please come forward and speak to police or provide the information via Crime Stoppers,” Hatt said.</p> <p>“Police remain open to any and all possibilities, so if you know something or have seen something, then we want to hear from you.”</p> <p><em>Images: 7NEWs</em></p>

New development in search for Samantha Murphy

<p>Police have called in more than a dozen detectives from specialist units to assist the investigation into the disappearance of Samantha Murphy 18 days after she went missing. </p> <p>The mother-of-three was last seen leaving her Ballarat East home to go on her usual morning run in nearby bushland at around 7am on February 4. </p> <p>Now, The Missing Persons Squad, who is leading the investigation has been expanded to include detectives from the Counter Terrorism Command and Crime Command units.</p> <p>The detectives from these specialist units are “highly skilled” selected for their “experience in complex and protracted investigations”.</p> <p>Police have also clarified that the extra detectives have travelled to Ballarat because of their skills and experience rather than a terror or sex crime link. </p> <p>“We have not taken counter terrorism detectives because we think her disappearance is terrorism related,” police told the <em>Herald Sun</em>. </p> <p>Local community members are also doing whatever they can to help, and are conducting their own searches. </p> <p>The group of volunteers are all working together to find "any answers, any solution, any hints, any evidence that might be able to contribute towards bringing Sam home," local Cristie-Lea King told <em>A Current Affair</em> on Wednesday night. </p> <p>On Wednesday, community-members also banded together to fly in an <a href="https://www.oversixty.com.au/finance/legal/experienced-bush-tracker-to-join-in-search-for-samantha-murphy" target="_blank" rel="noopener">experienced bush tracker </a>to help them and share his expertise ahead of the community-led search on Saturday.</p> <p>“I’m hoping to get a lot done while I’m here,” he told 7News at the time. </p> <p>“I plan on training up some locals in the fundamentals of tracking, so when I leave I can continue to liaise with those on the ground." </p> <p>“People are entitled to their opinions as to whether or not Samantha is out in the bush.</p> <p>“On the chance that she is, I want to ensure that absolutely everything is done to find her.”</p> <p><em>Images: Victoria Police</em></p>

Five tips for developing and managing your budget – even in tough economic times

Many people will start a new year by contemplating how best to budget, plan and save. This is always a good set of aims, but it’s especially important in the inflation-prone and unpredictable economies we’re seeing <a href="https://www.statista.com/statistics/268225/countries-with-the-highest-inflation-rate/">all over Africa and the world</a>.</p> <p>Budgeting is especially key. It is the most effective method to <a href="https://www.thebalancemoney.com/how-to-make-a-budget-1289587">monitor income and expenditure</a>. <a href="https://www.uslendingcompany.com/blog/key-differences-in-writing-a-household-budget-vs-a-personal-budget/">Personal budgets</a> can help you to monitor your resources in pursuit of larger financial goals. Budgeting also offers <a href="https://www.acrwebsite.org/volumes/v46/acr_vol46_2411998.pdf">more opportunities</a> to save money, reduce your debts and live a comfortable life. It can even <a href="https://prucomm.ac.uk/assets/uploads/blog/2013/04/Personal-Budgets-review-of-evidence_FINAL-REPORT.pdf">improve your mental health</a>.</p> <p>But where should you start? What questions do you need to answer in creating a budget? Here are some tips that I’ve learned – not just as an economist, but as a research cost analyst and someone who keeps a budget too.</p> <h2>1. Understand the broader economic conditions</h2> <p>It is imperative that individuals keep themselves aware and up-to-date on the realities of their country’s economic landscape. You don’t have to be a professional economist, but keep an eye on new developments like free business registration, small business development funds and printing of new money notes. What is the current exchange rate? What’s the political landscape and what international factors, like the price of crude oil, are at play? You should also watch the inflation rate and have a sense of unemployment trends.</p> <p>This economic awareness will prepare you to draft your own budget and you’ll have a sense of when external factors mean it’s time to revisit your plans.</p> <h2>2. Review your income sources</h2> <p>The ability to earn income is critical to sustaining livelihoods. Having a definite source of income is the bedrock of budgeting.</p> <p>Some important questions you should ask about your income – and how you might budget with it – include:</p> <ul> <li>What is my current income?</li> <li>What do I use my income for?</li> <li>Am I able to save, given my current income?</li> <li>What proportion of my income do I save and what proportion do I spend?</li> <li>Do I have the capacity to earn more than this?</li> <li>How can I improve my income?</li> </ul> <p>Your answers can help you to identify gaps or untapped potential. Those with irregular or unpredictable income should factor in the element of time-gap in their income, for effective budgeting. Time gap is when they are not earning income. And everyone should make allowance in their budgets for uncertainties like health issues, social engagements, inflation, unemployment, recession and price shocks.</p> <h2>3. Appraise your expenses</h2> <p>Expenses can be broadly categorised into “variable” and “fixed”.</p> <p>Fixed expenses recur within a short period: housing, food, transport, medical costs, electricity, utilities, toiletries and clothing. Variable expenses are more long-term and irregular, such as investment in property or interest-yielding assets, and the purchase of machinery.</p> <p>The main essence of revising our expenses is to analyse and possibly improve our spending habits. In reviewing our expenses, we can consider issues such as:</p> <ul> <li>What is the proportion of consumption-savings ratio from my income? This is how much do I spend compared to how much I save.</li> <li>What are my regular expenses?</li> <li>What are my fixed, capital or investment expenses?</li> <li>What are my extraordinary expenses that need modification?</li> <li>Have there been emergency or extraordinary expenses?</li> </ul> <p>A careful response to the issues raised above offers an occasion to re-evaluate the pattern and direction of our expenses. For instance, overspending, unplanned or extraordinary expenses can be identified. This can lead to an optimal, efficient reallocation of available resources.</p> <h2>4. Stabilise your finances through savings</h2> <p>Savings have been <a href="https://klinglercpa.com/bedrock-principles-for-saving-money/">described</a> as a financial stabiliser, given their potential to cater for urgent needs and create opportunities for investments.</p> <p>Of course, savings have more value when they grow faster than the rate of inflation. Inflation erodes the value of savings. For instance, an amount of 300,000 naira (US$676) saved to purchase an autorickshaw today may be impossible in two months’ time with an inflation rate of 10% when the tricycle price rises to 330,000 naira (US$744). The reverse is the case when there is deflation.</p> <p>Therefore, it is advisable to improve the value of savings through investments in interest-yielding assets such as stocks, shares, bonds, microfinance and production.</p> <p>That’s not to say it’s always easy to save. Many income earners spend as they go, not seeing savings as part of their budgets. Harsh economic realities can also make it difficult – sometimes seemingly impossible – to save. But it’s not impossible: savings can be made in small amounts, through a daily, weekly or monthly contribution to collections, cooperative schemes or microfinance affiliations. For instance, a point of sale business in Nigeria can permit a daily contribution of 500 naira (US$1.13) over 25 work days, giving an average saving of 12,500 naira (US$28.18) per month.</p> <p>The Point-of-Sale business started in Nigeria in 2013 when the Central Bank of Nigeria introduced the agent banking system. A POS agent operates and processes transactions through a POS service provider. Providers of such services include banks, microfinance banks and fintech companies.</p> <h2>5. Run a flexible budget</h2> <p>Once your budget is created, remember that it’s not set in stone. It should be flexible if anything changes in your life. For instance, an amount saved to buy a car can be invested in a promising venture buying shares through public offerings or private placements in multinational organisations like Nestle or Unilever.</p> <p>Also, health emergencies or career advancement programmes can require taking some money out of our savings.</p> <p>In all, budgeting should be flexible enough to incorporate exigencies, especially when catering for the current situation will culminate into a greater good.<!-- Below is The Conversation's page counter tag. Zimmerman founder sets new price record for Bondi home

<p>Simone Zimmerman has set a new home price record for Bondi, and she didn't even need to take out a mortgage. </p> <p>The fashion guru and founder of Zimmermann has splurged $30 million for her four-bedroom, three-bathroom home just moments away from the iconic Bondi Beach. </p> <p>“This ocean front executive residence is tucked away in a quiet street only moments to the iconic Bondi Beach and all it has to offer,”  the listing for the beachside home read. </p> <p>According to property records, the home - which is located just behind the popular Bondi to Bronte walk - last sold for $5.75m in June 2008.</p> <p>The fashion mogul is reported to have bypassed local real estate agents, purchasing the home directly from a local investor. </p> <p>No major changes have been made to the home since, but prior to Zimmerman's purchase it was being rented out at $4,400 per week. </p> <p>According to PropTrack the median house price for Bondi is around $3.75m, which went up by 4.7 per cent over the past year. </p> <p>The stunning home features 4 double bedrooms, all with large built-in wardrobes and a separate study perfect for the business-woman. </p> <p>It also has a gourmet kitchen with a stainless-steel benchtop and large open dining room. </p> <p>The lounge room opens onto a large deck with beautiful ocean views and plenty of natural lighting. </p> <p>This comes after the luxury womenswear label sold a majority stake in its company to private equity investors in August last year. </p> <p>Sisters Simone and Nicky Zimmerman are founders of the brand, which initially began as a stall in Sydney’s Paddington market, before the sisters opened their first local shop in Darlinghurst. </p> <p>It now operates across 58 global destinations in the USA, UK, Europe and China, with the sisters now having an estimated net worth of around $1bn each. </p> <p><em>Images: Realestate.com.au</em></p>

Dad awarded compensation after developing heart issue from mandatory vaccine

<p>An Adelaide father is set to receive hefty compensation after a mandatory Covid jab left him with a debilitating health condition. </p> <p>In 2021 at the height of the Covid pandemic in Australia, 44-year-old Daniel Shepherd was required to receive tow Covid vaccinations, due to his hands on role at an aged care facility. </p> <p>After having two Pfizer vaccines, he suffered some adverse effects, but dismissed his symptoms as nothing serious. </p> <p>In the months after, Shepherd was required to have a booster shot when he began a new job with the Department of Child Protection in October of the same year. </p> <p>In January 2022, the father was told if we wanted to keep his job as a health and childcare worker, he needed to have the jab. </p> <p>After eventually agreeing to the booster, Shepherd has his third dose of Pfizer in late February 2022, but began suffering from chest pains just hours later. </p> <p>"It felt like someone had their knee right on my chest," he told <a href="https://www.9news.com.au/national/adelaide-news-covid-vaccine-man-to-get-government-compensation-after-developing-heart-condition/55cc0fbf-4631-4cf0-b395-8c8b6c71a43f" target="_blank" rel="noreferrer noopener"><em>9News</em>.</a></p> <p>The pain kept getting worse until he was rushed to hospital a few weeks later when he thought he was having a heart attack.</p> <p>There he was diagnosed with post-vaccine pericarditis: an inflammation of the membrane around the heart.</p> <p>His illness meant he was unable to work full time, and also meant he was unable to keep up with his young son.</p> <p>"Even today with just mild exertion [I get] chest pains and then it's followed by fatigue, like severe fatigue," Shepard said.</p> <p>"It's heartbreaking to have to say 'sorry buddy, daddy's tired'." </p> <p>Mr Shepherd decided to take legal action after he was unable to work, launching a workers compensation claim against the government.</p> <p>In a landmark ruling in mid-January, the South Australian Employment Tribunal agreed to pay weekly compensation and medical bills to Shepherd.</p> <p>Doctors were unanimous in his case that the vaccine was the cause of his inability to work, but the government argued emergency directions that were in place at the time trumped the laws around workplace injury.</p> <p>Pericarditis is meant to clear within a few months, but Shepherd's symptoms have plagued him for almost two years.</p> <p><em>Image credits: 9News</em></p>

Real estate agency slammed for "greedy" rental increase

<p>Real estate agency Nelson Alexander has come under fire after increasing the weekly rent to one of their vacant properties on the day of the viewing. </p> <p>The property, located in the inner suburbs of Melbourne, had a scheduled viewing on Thursday and many hopeful tenants were keen to check it out. </p> <p>Unfortunately, their interest came at a cost, as the agency sent out a text just hours beforehand saying that they were increasing  the weekly rent from $600 to $650 due to "overwhelming" demand.</p> <p>Journalist Jacqueline Felgate shared the text on social media, and many branded the agency's move as  "greedy" and "disgraceful" and even accused them of perpetuating the rental crisis. </p> <p>The exact location of the property and the number of bedrooms it has <span style="font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen, Ubuntu, Cantarell, 'Open Sans', 'Helvetica Neue', sans-serif;">is unknown, and after receiving all the backlash, the ad has since been pulled. </span></p> <p><span style="font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen, Ubuntu, Cantarell, 'Open Sans', 'Helvetica Neue', sans-serif;">The real estate agency also apologised and said that </span>they "do not solicit or encourage any form of rental bidding".</p> <p>"Whilst the current issue at hand is not a breach of legislation, it fell short of our commitment to fair and transparent practices," the statement read.</p> <p>"We are deeply aware of the moral and social responsibility we have to our community during these challenging times."</p> <p>They also added that they are currently reviewing their processes to "ensure this doesn't ever happen again". </p> <p>It is unclear whether the property has been put back on the market and for what price. </p> <p><em style="box-sizing: inherit; margin: 0px; padding: 0px; border: 0px; font-size: 16px; vertical-align: baseline; color: #323338; font-family: Figtree, Roboto, 'Noto Sans Hebrew', 'Noto Kufi Arabic', 'Noto Sans JP', sans-serif; background-color: #ffffff; outline: none !important;">Images: Instagram</em></p>

<p>Two women in Queensland have claimed that they were forced to use a makeshift  "temporary shower" outdoors, while renovations are being carried out in the property's only bathroom. </p> <p>The pair, who were expecting a porta-loo style shower to use during the four-to-six weeks renovation, were horrified when they found out the makeshift shower was just a blue tarpaulin attached to the side of the house.</p> <p>Electrical cords and plumbing pipes can be spotted hanging down in front of the open cubicle, and has no curtain for privacy or a lock, raising questions for their privacy and safety. </p> <p>To make matters worse, the women revealed on Facebook that they initially tried negotiating for a rental discount of $200 per week during the renovations, but their landlord said "no way" offering only a $50 discount, "then $100 as final offer".</p> <p>Dr Chris Martin, Senior Research Fellow in the University of NSW's City Futures Research Centre, slammed the landlord for "a bunch of possible breaches". </p> <p>"There is a big question about whether the temporary arrangement meets the minimum standards that apply to rented premises in Queensland under the Residential Tenancies and Rooming Accommodation Act," he told <em>Yahoo News</em>. </p> <p>"Those minimum standards include that the bathroom and toilet facilities must provide privacy and that a premise must be weatherproof and structurally sound, and there's a standard about security," he added. </p> <p>He also claimed that "there's a bunch of possible breaches of the minimum standards of this temporary arrangement," as intruders could also potentially get in. </p> <p>The Senior Research Fellow also slammed the $100-a-week reduction in rent, calling it "grossly insufficient".</p> <p>"What a professional landlord who takes a bit of pride in themselves as a reputable housing provider would have done, is hire one of those portable bathrooms that come on a little trailer with a little heater and hook it up, and also do a rent reduction for the hassle of having to trot out to the trailer to shower," he said.</p> <p>"That would be the appropriate response."</p> <p>He encouraged the tenants to speak to Tenants Queensland or a local tenants advice service about what to do, adding that they could say that the current temporary arrangements could be deemed "unlivable or uninhabitable". </p> <p>"I suggest they should also be telling the landlord that this arrangement may place the landlord in a further breach of the agreement and for the liability for an even bigger rent reduction and the prospect of compensation if they don't do this better,"  Dr Martin told the publication. </p> <p><em>Images: Facebook</em></p>

"Is this legal?" Residents outraged over demanding aircon letter

<p>Residents in a Sydney unit complex were left outraged after they were asked to turn off their air conditioners overnight.</p> <p>A letter placed inside the elevator of the 18-floor apartment building states that the utility can only be used “during the following times."</p> <p>“Weekdays 7am to 10pm, weekends and public holidays 8am to 10pm,” the letter said.  </p> <p>“At other times than this, please turn off your air conditioners, especially after 10:00 PM every day.”</p> <p>The letter, which was posted on Facebook, received a lot of backlash from other residents and renters</p> <p>One resident who lived in the 1960s building for a decade said it was the first time she had heard of such a request.</p> <p>“Can anyone please let me know if this is legal? Can they actually force people to not run their own AC units?” the person asked. </p> <p>Many other renters expressed their annoyance, with one joking that they'd have to pry the aircon off their dead hands. </p> <p>“Anyone else feel like we are in a Nanny State?” one wrote. </p> <p>“To be honest with 30°c nights they can pry my aircon from my cold dead heads,” another quipped. </p> <p>One Facebook user also commented that building developers might be to blame. </p> <p>“I think the strata builders got a bit cheap and installed less expensive aircons and therefore they are too loud. Bet if they had decent ones, the tenants wouldn’t have to suffer hot nights because of the noise,” they said. </p> <p>A few others commented that it might not just be a request from strata, but local councils that are enforcing new noise pollution restrictions which affect aircons. </p> <p>City of Sydney, Inner West, and Penrith councils, are a few of the local governments which require the airconditioners to be turned off 10pm to 7am during the week and until 8am on the weekend, the same time requested on the laters. </p> <p>The local governments also recommend that residents and developers purchase high-quality airconditioners that won't cause noise pollution or disturb neighbours. </p> <p>“Even if you’ve been told that it complies with noise requirements, it doesn’t mean it’s going to suit every location all the time,” the Inner West Council website read. </p> <p>The letter comes as Sydney battles its second heatwave in the span of a week. </p> <p><em>Images: Facebook/ Getty</em></p>

<p>A three-bedroom home located on the border of Victoria and South Australia is up for sale for just $65,000. </p> <p>But there is a catch to future homeowners who want to experience the “quiet and cheap country living”, as they might need to be handy with a hammer. </p> <p>“If you’re a handyman and willing to put some elbow grease into it, then this one might be for you,” the listing read. </p> <p>The home itself is located on two plots of land measuring 2,100m2 in Serviceton, Victoria, and is only 16 minutes away from Bordertown, South Australia. </p> <p>“Being on two titles, you can utilise both or sell the vacant allotment as all the dwellings are on one,” the listing read. </p> <p>It also features a large lounge room with wood-fire heater, and a centrally located bathroom with a bath and vanity. </p> <p>There's plenty of room to cook in the massive kitchen, despite it needing a lot of work, it features a formal dining area that has a sliding servery window which connects to the lounge room.</p> <p>Outside, the future homeowner can find a large shed, rain water storage, and a gate that opens up to a park. </p> <p>“It went under contract ... an hour and a half (after it was listed),” Ray White agent Hayden Obst told<em> 7News</em>. </p> <p>The condition of its electrical, plumbing and appliances are unknown, but people are still expressing their interest.</p> <p>Despite this, many people from different parts of the country and a few investors are still calling the real estate agent, just in case the contract falls through. </p> <p><em>Images: 7News.com.au</em></p>

Historic lighthouse keeper's cottage up for sale

<p>A cottage next to Macquarie Lighthouse has been put up for sale, and one lucky buyer will have the chance to say they live next to one of the country's oldest lighthouses. </p> <p>Located on beautiful South Head Vaucluse, the lighthouse itself has stood since 1883 and it is the second tower built there after the first convict-designed one deteriorated. </p> <p>You don't have to worry about any noise as there's only one neighbour in sight. </p> <p>"How many houses can you buy with a lighthouse next door," McGrath sales agent Robert Alfeldi said. </p> <p>For $12 million,  the lucky buyer will get the heritage home that was built 1881, with most of its original fittings still in tact and an old stables building, perched on 2600 square metres of land. </p> <p>Although the property has kept most of its original elements, the interior - specifically the kitchen and bathroom - have been updated into more modern versions of the original. </p> <p>However, those looking to renovate the property and add a second floor should look for a different property as it is a heritage home, so it limits what future owners can add. </p> <p>“It’s quite a unique property. People show up thinking they can put a second storey on. Accused mushroom killer puts home up for sale

<p>Erin Patterson, the woman charged with <a href="https://www.oversixty.com.au/finance/legal/erin-patterson-charged-with-eight-counts-of-murder-and-attempted-murder" target="_blank" rel="noopener">eight counts of murder and attempted murder</a>, after allegedly lacing meals with death cap mushrooms, has put her Melbourne property up for sale. </p> <p>In a case that has gripped the nation, Patterson is facing these charges following the tragic incident that occurred on July 29, as well as historic incidents involving her former husband.</p> <p>The major incident involved a mushroom lunch hosted in Patterson's home in Leongatha, where her former parents-in-law Don and Gail Patterson, both 70, and Gail’s sister, Heather Wilkinson, 66, died shortly after allegedly consuming a beef wellington.</p> <p>Heather's husband and Baptist church pastor, Ian Wilkinson, who also had the meal, miraculously survived, but was hospitalised in critical condition for nearly two months before being released in September. </p> <p>Patterson is also charged with four counts of attempted murder of her former partner, Simon Patterson, in separate incidences between between November 2021 and September 2022 and on the day of the lunch. </p> <p>She has consistently denied any wrongdoing. </p> <p>Now, her $1 million townhouse in Melbourne's east at the suburb of Mount Waverley has hit the market. </p> <p>She first bought the three-bedroom, three-bathroom property in 2019, and has infrequently visited it. </p> <p>It is not the house where the fatal mushroom incident took place. </p> <p>The 249-square-metre townhouse, will go to auction at 11am on Saturday and is expected to sell for around $960,000 to $1,050,000. </p> <p>Real estate agency Ray White has pitched the home to downsizers and families that want to send their children to a good school. </p> <p>“Desired for its defined dimensions and convenient placement in the Mount Waverley Secondary Catchment (STSA), this easy-care townhouse is equally suited to those starting out or downsizing as it is for families and investors,’’ the agents said.</p> <p>They also provided a description of the townhouse, which read: “Quietly tucked at the rear of only two, the residence takes great care in providing a comfortable lifestyle with the lounge room enriched with large windows, while the dining zone is accompanied by a well-equipped kitchen complete with a Bosch dishwasher.”</p> <p><em>Images: Realestate.com.au / A Current Affair</em></p>
